Default Considering moving to NDG. Is the area below Sherbrooke really that bad?

Sorry..I can't figure out how to post a new thread. I'm thinking moving to NDG ando buying a unit in a 2008 condo complex located on Oxford right by Maisonneuve. This is NORTH of the tracks.

I'm getting mix reactions...some saying that it's a great area, others saying it's right by the tracks and it's dangerous. From what I've noticed, it looks like young families and professionals that live in that building.

Should I be concerned living below Sherbrooke? I keep hearing how it's not that great and should look north of Sherbrooke...which is impossible budget wise. Should I be worried at all? The times I've gone over to look at the condo, Oxford south of Sherbrooke seems nice and quaint. Some of the houses look like they need work..but all in all..the street still has its charm.

I'm a terrible judge of character and can be pretty naive so maybe I'm not seeing what other people are seeing.

This will be my first big purchase so I really have to know what I'm doing!

I'm getting mix reactions...some saying that it's a great area, others saying it's right by the tracks and it's dangerous. From what I've noticed, it looks like young families and professionals that live in that building.

I was also told not to buy by the tracks as it's harder to sell but with the super hospital being built and more people wanting to be closer to the hospital, I'm thinking when it's time to sell, I shouldn't have that much of a problem....right? Again..I might be pretty naive about this.

Another question? What is that antenna tower right around there? Cell phone tower? Radio tower? Is that something I should worry about?

This would be my first home purchase so I really have to know what I'm doing!

Between Sherbrooke and the tracks is a great area in my opinion. That tower is telecommunications for everything from cable tv to cell phones , shouldnt be a bother unless it falls down on your house..

So it's generally safe? Someone at work kind of got me nervous saying that along the tracks there are gangs and dealers :/

Gangs and dealers along the tracks?.In 40 yrs of living and working in the area i've yet to see gangs and dealers hanging out along the tracks or in the neighborhood adjacent to those tracks..,i would imagine if they are there at all they would not be wasting their time hanging out on RR tracks.
I'm assuming you are going to check out the area before you buy a property,
Drive,walk or bicycle along De Maisoneuve from Girourd to West Broadway and you'll see its quite safe and 1 block north is Sherbrooke st. thats miles of shops and restaurants.
The Oxford and Sherbrooke St. area is quite busy with all manner of shops and restaurants, big park at the corner of Girourd, train and subway station a 5 minute walk away and on and off ramps to major highways mere blocks away.That big new super hospital will be a 5 minute walk however i'm betting its going to cause traffic chaos for the local area as i dont think the planners of this hospital have given much thought as to where everyone who works and visits the hospital is supposed to park their cars.
All that said it is an urban environment and it is only my opinion and i have no idea of what the tenants are like in that particular building..personally i like the area further west along De Maisoneuve,particularly the areas between Cavendish and Mayfair,its a bit quieter.
If you are familiar with Google Street views you can take a walk around the neighborhood from your computer. if not then just input an address or street into Google maps,then drag that little amber guy on top of the zoom bar to the area you want to view and you can look 360 degrees of where you are standing or jump down the street using the circles in front of you..
From Google Street views these are probably the units you are referring to, looking North toward Sherbrooke st.=

PS. that is an interactive link, you can drag the cursor around and get a 360 degree view of the intersection. Clicking on the circles on the ground in the direction you are looking will transport you there for a different 360 degree perspective..

You won't see the button for it while viewing a thread.
Near the top of the screen you should see

City-Data Forum > World Forums > Canada > Montreal > advice on moving to montreal when viewing this thread. Click on Montreal and you get back to the list of threads. In that view you see a NEW THREAD button in the top left corner

I have no knowledge of the specific location but can talk to this in generic terms..

Each person has different standards and viewpoints that might not match yours. You can try probing for some details. Ask them to expand on their opinion. "Why do you feel it's dangerous?" , "What about the area is great?". Once you get a sense of the things that make them feel the way they do you might be able to make your own judgement.

It is good to visit an area you are considering at different times and days. An area can change dramatically when night time or weekends come around. In some cases you might be able to get online police blotter info or crime stats for an area and get a sense of the level of crime.

Thanks, that is the condo I was looking at. In the end, I think I'll keep looking as I've been advised by a few people not to buy by the tracks. Personally I don't mind hearing the train but selling the condo aftewards (if ever) might be an issue. It looks like there are a few for sale signs there that's been there for a while.

Looking around Verdun at the moment. Any comments on that area are most welcomed!
