We're looking at purchasing a condo in this area. Anyone know what this area is like? Is it family-friendly? I know certain parts of Parc Ex has some cleanliness issues and some problems with buildings and cars going up in flames. I'm just wondering what this area south of Jean Talon is like?

It's just like the area North of Jean talon. Not much difference except for the new condos.

This is a very small area that borders TMR that is very rich and Park Ex who is very poor. Once you cross Jean Talon and you get into TMR it changes completely. The area north of Jean Talon and East of l'Acadie is not great, dirty and really not well kept.
There are some older industrial buildings that I think will be slowly all demolished and replaced by condos. The streets between Jean Talon and Beaumont with older duplexes and small condo buildings I don't think will change any time soon and they are exactly as the streets north of Jean Talon. Those streets are not well kept or clean. It is very close to Outremont but the walk up to Avenue du Parc is not nice.
It is an OK area that it is too industrial for my taste. More of a place where if you have a condo you get in to the car and go somewhere else, it does not feel kid friendly, not because it is dangerous but just because of the layout, the traffic and the fact that it is too run down.
