Are you sure this $16k doesn't INCLUDE your 3.5% downpayment? Seems like this is just a mistake, $16k seem really high....keep us updated.

You mention your loan is FHA. Are you sure the 16,000 doesn't include the upfront MIP? This will show up in your closing costs, but it is actually financed into the loan; you don't have to pay it at closing.

Update: I contacted the LO and he confirmed that the figures are way off. To answer some questions, yes the seller's concessions as well as the grant money were showing as a credit. They did not credit my earnest money or the other fees I already paid out. Also, my employer is doing the settlement gratis (law firm) so that's another savings. The MIP is going to be included in the loan. But once he re-ran the numbers, I have plenty for closing and might even have some left in reserves. I don't know how his assistant came up with the numbers she did. I do know she added one figure in twice. I'm still waiting for a new GFE and thought I'd get it today but I guess this is less important to them than it is to me.
