Thanks to all for the comments/insight. We closed this week on a 3.875% 30-year refinance...not with the same lender, so we did have to pay about 4K in closing costs but recoup that in about 1 year with the monthly savings.

Also, with the great appraisal our LTV is lower, so should be able to get PMI removed in the next 18 months, thank God.

Yeah, I put up a section of salvaged fencing and bought some of that cool `flexible' resin lawn furniture - my property went up 18% in value despite this down market!

Of course, I had to nail the furniture to the deck surround on the above ground pool, so it might be considered a `fixture' albeit attached to `personal property'

God bless Lowe's dumpsters n K Mart blue light specials!!! ... stupid appraisers ...
