Hello I am trying to buy a home here in California but i have to buy it as an investment since i own a home. I am putting 25% down and home is about 72k. does any one know of lenders that do small loans here in the SF bay area? thanks

Are you having trouble? Most lenders will do lower loan amounts, but they will charge a low loan amount premium. You should be able to find someone, but they won't be fighting over your loan.
