I would like to congratulate you for having the vision to plan ahead at 23. Being as responsible as you are is a great first step to homeownership. Keep it up.

I agree with most of the mortgage advise above, I would just like to add talk with a tax person so they can determine for you the exact tax savings you'll have on a purchase. Do your homework on what first time buyer programs are available for you in your area. Here in Calif. the CalFHA? is becoming very popular.

Even buying a 1 bed condo, in a good idea, better then renting if the numbers works out for you. Keep in mind, amentities and location but go for it.
