I don't know where the house is located, but it's an AWFUL time to try to sell. We're coming into the traditionally slowest months of the year, when people are trying to scoop deals from desperate sellers. Marriage and divorce's are public records--and buyers smell blood from a mile away these days! IF she can quality for a mortgage, maybe she can buy his half out. There are many "displaced home-maker" programs available, and might be the best thing for both of them.

Who are you all to atttempt to pass judgement on the OP? If you cannot answer in a helpful manner say nothing. I cannot believe the snide remarks. She doesen't have to explain to anyone the circumstances behind his divorce. We are here to help not sit in judgement. That was as rude as it gets.

She's likely looking at around $1400 - 1700 a month for a mortgage, plus escrow for property tax and insurance.

If her earning potential is $40K, her take home is going to be about $2500 a month. Figure in utilities, groceries, car payments and whatever consumer debt she has and you're looking at the birth of a disaster.

That hasn't figured in child support and alimony money yet.

I was just wondering since you weren't saying "who" exactly you meant. You wrote "you all".

We're all in the DFW metro area which is rumored to have a stable real estate market because there wasn't a big bubble here.

Texas doesn't automatically award alimony and since she's asking for almost 2x the statutory guideline for CS he'll probably start from a position of no alimony. Her CS payment would probably be in the region of $1500-$1600 per month; it's a percentage of monthly net income.

That page is for NC but I looked up the max for a single family home in our county in Texas and it's for less than what their mortgage currently is...so I think an FHA loan is off the cards.
