Loan application out of state: emails, phone calls, offer letter

It is me again....
So as some of you might know by now... we are going to be moving in 2008 from CA to IL.
Before that we are going to apply for a loan so we can purchase a home there.
Is it going to be an easy way to do it while applying for it in CA knowing that the house is in IL?
My husband is going to have a job there and he is going to be paid there based on sales, no salary. (He is a Real Estate agent). At the moment it seems like this year he is making between 120-150.
What do you guys think?

We are currently living in FL but are moving to OH. Been working with a realtor & mortgage lender up in OH. Really no big deal. Just lots of phone calls & emails. Just had the inspection done & we could not be there...so, it's working out so far being out of state. Not fun nor easy, but it is working.

I see. OK. Do you guys have a job there already that you could show to the Loan Officer? And... Did you just go there for a trip and look for houses and before you got back to FL you gave an offer? (I am asking because we are thinking about flying to IL, the 4 of us, dh, me and 2 kids to llok for houses and so. But just for 4 days... I don't know if just I shuold fly and do it or my husband, or the whole family)

Yes, my husband does have a job there. We needed the offer letter to continue on with the mortgage.

We flew, with a 2 yr old, for the first part of the job interview & to look at homes. My family is all located in the area we are moving, so we knew where we wanted to live & the housing market for that area. I also did a ton of research prior to us flying up there. The job interview process with this company was quite lenghty, and we had to wait about 3 1/2 weeks before we could make an offer. Luckily, we are looking at a slow moving market nearing winter time, so we kept out fingers crossed no other offers would come in.

My husband had to fly back up there last week & the day he received the offer letter we put an offer in on the home. He filled out the Purchase Agreement & I sent an email stating I agreed to the terms. I was on speaker phone with the realtor & my husband for 2 hours doing the agreement (fun with a 2 yr old ). We also have to a 21 day close. After title transfer, we hopefully take possession by Nov. 14.

The next day we went back & forth with negotiations & finally came to an agreement. The seller's agent emailed me the agreement after she got her required signatures, I signed it & faxed it back to my realtor.

I've spent more than a few hours on the phone with the mortgage lender & several emails with him due to comparing rates with other banks, etc. That part was a lot of work b/c I was bound & determined to get the best rate from someone!

We just had the appraisal & inspection done yesterday. Really bummed out we would not be there for the inspection. The inspector emailed us the report & I've talked to him. We will have to add an Inspection Addendum to our offer & that has me on pins & needles.

So, we'll see how that part works out. Hopefully in our favor. If it gets messy, we may be looking for a new home

Regardless, my husband starts his new job Nov. 5, so we will be moving.

It's not easy being so far away & there are some challenges, but due to logistical situations & some other personal situations, this is the way we have to try to go about it all.

I suggest you going with your husband. That way, you both have an idea of what is in that market, the price, the quality, etc. You both can view the homes & rule out the ones that don't work, the ones that do & so on. While it was a challenge & expensive, I am very glad both of us went up there to look at homes.

Wow, it does sound like a lot of work and a lot to do! but I am sure that at the end it will be worth it. I really do hope that the Inspection part will be done the way you want it to, and that you wont have to spend too much on that. I'll cross my fingers for you!
Yes, the flight with both kids (ages 5 and 3) wont be easy. But I see it as a great opportunity for them to experience that even though I would prefer not to spend the money on it since soon later we will have a Mortgage to take care of .
Lucky you, you have family there and probably you will be able to stay there until you get your home ready if it isn't before Nov 5th.

Could be tough to get a loan based on commission sales with no proven income history in the new area. Being a real estate agent in a new state is like a start up business even if he has been doing it for years.
