Does anyone know of a company that will lend in this situation:
Credit score 689; income verifiable; 10% down cash now; the "snag" is due to a historic fraud scam that we were victim to, had to file bankruptcy 6 year ago. The residence we were in just completed transfer of title as a technical short sale recently-the current banks all look at this saying that we need to wait another three years due to the new FHA guidelines for how long after a short sale or foreclosure to a new mortgage. We have found a place, have the cash in hand, want to buy this house, and will make the payments! Any help would be appreciated!

If you were the owner and completed a short sale to sell quickly, there is typically a 3 year wait to buy another home.
