Is there a universal guideline on how long you have to wait after a modification to be able to get another mortgage?
Or does it vary from lender to lender?

Depends on the severity and recency of late payments on the mortgage, and what happened to credit as a result. If you pulled it off with no late payments, it's like, now.

When was your last late mortgage payment, and how late were you, at the worst point, and when was that, if not the last late?

Yes, it varies.

Just curious...

Most people get a modification due to financial hardship. I don't know if that is your case.
But how do you go from loan mod to a new home purchase so quickly?
