I'm in the process of purchasing a house in Nassau County, Long Island, NY

Hoping to get some feedback, as I have yet to get another estimate from another bank to compare and see if these are high or accurate.

Sales Price $515,000
Loan $463,500
interest rate 4.375%
30 year fixed

Origination charge $1,152
Appraisal fee $470

Title services and title insurance $2,700
Owners title insurance $2,618

Gov't recording charges $1,010
Transfer Taxes $3,708
Initial deposit for escrow $5,375
Home owners insurance $1,500

Total $19,500

everything from here down will be the same, regardless of lender selected
title services and title insurance $2,700
owners title insurance $2,618

See note in red above - the fees after the lender's fees will be the same, whoever you use.......these fees are easy to manipulate making one estimate look lower than the other, so don't be fooled. Your title charges will depend upon the title company/attorney you select.....taxes and recordation are the same, period. Escrows are determined by the date of closing and the insurance company you select. Zero in only on the lender fees (800 series). The rest is fluff and smoke and mirrors.
