Rates were slowly increasing since the end of 2012, but they just dropped and now again below 4% mark. If anyone is looking to buy a house in the near future, now it's a good time to lock your rate.

I hope nobody will kick me if they lock now and rates will drop even more... I just noticed my lender dropped % by 0.375% and it's a lot based on last year history... Good luck!

I locked this week, for a closing scheduled for early November. It's a new build, so I'm not sure exactly how firm the date is, but hopefully the timing works out. I'm going with the lender affiliated with the builder because they are giving me money towards closing costs, and everyone I talked to all had the same rates anyway. So hopefully the fact that they are connected will help it go smoothly.

What I noticed is that builder's lenders normally has huge closing costs and slightly higher interest rate which might not look much different, but over 30 years it will cover 50% of closing cost builder "paid" for you. The positive side is everyone is getting mortgage and closing on time (more or less)

I used Beazer's preferred lender last year in NC and paid a minimum in closing costs. Some give backs from the builder for using their lender too. I checked quite a few other lenders and my lender was competitive more so given the builder give backs.

I got quotes from 4 others. Closing costs were pretty comparable, and everyone was giving me the exact same interest rate. Now granted, I did not go back to everyone on Tuesday to requote, because I had already decided to stick with this company. They are giving me a several thousand dollar lender credit which covers a big chunk of the closing costs. Not the prepaids, of course, but overall, I'm satisfied with this loan. Now I just have to wait and make sure the house is finished and everything goes smoothly!
