I got my application for a USDA loan for some property ! My gosh I would like to hear from you if you had to fill one out and if it was as much trouble as it looks. Did you get help on filling it out or did you just forge ahead and do it yourself ? Please help...I'm staring at it and it is staring back

Did your paperwork come directly from USDA or from a bank or mortgage company?

Our bank filled everything out for us and we just had to sign all of the pages. You need to get some assistance from a bank that handles USDA loans, otherwise it's almost a guarantee that something will be filled out wrong and it'll just be kicked back and take forever.

You are getting a Direct Loan, the loans that are super low interest rates, like 2%. The rates are so low, they can't pay a loan officer to assist. Very few Americans are eligible to get these loans, and its quite possible, if you put filling it out on the back burner for a long while, you may not be eligible by the time you actually fill it out. Find someone you trust and get them to help you. Do not delay.

Pre-qualification package or loan qualification package?

Pre-qualification packages have a pretty quick turn around.
loan applications can take a couple months to process. The package is pretty easy. If the USDA employees are good, when you make a mistake or two, they'll be in contact to help get it sorted.

Folks, there are 2 kinds of USDA loans out there. The one the OP is applying for is one that very few can get into. Super low rate, super low costs, but no banking assistance. Direct loan from USDA.

I am applying for a guaranteed loan. Sorry for the miscommunication. The area specialist said to complete the app and return to her office. Which is the right thing to do? Help from the bank or help from USDA Rural Specialist ??

With a guaranteed loan, you don't deal with the USDA directly. They guarantee(back) the loan, but you deal with a bank/broker. They'll help you.
