can someone tell me the typical out of pocket money.Reason I ask is because I have been told by multiple people that their out of pocket was 1 dollar,the loan officer estimated that closing cost would be around 8k or so. Although I have the money it would be nice to give so little at closing so I can do other things to the house right away instead of waiting

needforspeed2012 gave you an excellent link. In addition to those costs in the link, you'll also be paying a portion of the real estate taxes on the home at closing , plus possibly home heating oil left in the tank ( if used). Other costs immediately after closing will be to set up utility/ phone accounts. Anticipate several thousand as your loan officer suggested.

Don't forget about the VA funding fee. It can be rolled into the loan. If you have a disability rating, you will be exempt.

What state and county are you purchasing in, and how much are the yearly property taxes? Also, how much is the cost of your homeowners insurance policy?

Forgot I even started this thread, closed this past Tuesday and my out of pocket came to zero. I will also be getting my earnest money back and my appraisal fee,between seller credits and Navy fed closing was taken care of
