OP, how is your credit? That quote could be high, but it depends where your score is at. I may be a a no name lender, but I am at least 1/4% better, maybe more.

What is your sales price? Zip code you are buying in? Property type? And estimated credit score. If you want to DM me that info, I will give you an actual quote you can take to your loan officer and perhaps get it matched.

That looks like a LPMI rate, what was the LPMI rate, is there a credit towards closing cost or something?

I actually got 4.1% BPMI with Sun Trust so I am going with that.

You do realize most lenders price match? If you find a lower quote, you take it to SunTrust and they match or lose you. I tried to help you save $100 a month and keep your loan officer, too. But as Ms. Lopez says, congrats and enjoy the new place!

Thanks for the wishes, I am sure they will price match but my new venerable lender does not cap my monthly payment at 1900$ unlike my previous lender => This means a lot.
