Hey Folks,

I am in NC. I recently refinanced and as usual the load was sold/transferred. Unfortunately the servicer "Ditech.com" is really awful!. Customer service is a joke. A quick check online I see tons of complains. I just can't stand then. The only to get rid of them is to refinance again right?

This time I want to refinance with someone who will NOT sell or transfer servicing.

Are local Banks my only option?

Ditech is the worst. They have never responded to a single email from me, which I send through my account tab. I filed several complaints against them for not applying my payments, charging me for things that shouldn't be part of my loan, rude lying customer service, etc. I filed a complaint with Fannie Mae, so hopefully they can help me get a new loan servicer.

Wow, they must be REALLY AWFUL to motivate you to refinance to get rid of them. Almost any lender that is a Fannie Mae direct lender would retain the loan. Fannie buys the note, but the lender retains it for the servicing fees. Also, credit unions tend to offer low rates and they rarely sell servicing.

Unfortunately, the individual has no control who buys their Note. You could literally close with SunTrust on your mortgage and before even making your first payment, you could receive notice the loan was sold to DiTech. You can increase your odds like you currently are - asking around like you are here and asking your loan officer will help. It's funny, we use to have this form that told you what percentage of our loans did we sell in the past two years and what percentage we planned to sell this calendar year. I just realized (while typing this post) that I have not seen that form in a good while.

Keep on the course you are on - you'll stay away, but be sure to keep away from another dozen. There's a couple of doozies out there. Sentarus is another to avoid.
