I am holding out for 5.5/30 for a refi. Any predictions on if and/or when that will happen? (and if that product is out there somewhere with a reputable company please share via DM). Thanks.

Rates are all over the place and will likely return into the mid 5s. We'll see how the markets run. Are you looking for jumbo? Conforming? Are you willing to buy it down? What kind of LTV are you working with?
