I'm self employed and have been in Business for 16 Years. Are there any mortgage programs in NEW YORK specifically Suffolk County? I have a private mortgage on the house I own and I am current on all mortgage payments. My estimated value of my house is 375K to 400K the balance I looking to ReFi is 260K

Update: 5%s on a 5/1 ARM.

***This is not an offer, but here is more info:

Rate Quoted is for a 5/1 ARM, based on LTV requested if available - if N/A, rate is based on Max LTV. Add 0.50% to rate for 30 Year fixed. Personal Bank Statement program. Borrowers must be Self Employed. Maximum one account allowed - qualifing income is the average of deposits over 24 months. Transfers only allowed from one business account into a personal account. Minimum loan amount for Bank Statement program is $150,000.

(There are more guidelines, of course.)

Why are you looking for a bank statement program? If you're behind on your taxes you should be aware that those lenders will probably still ask you to sign IRS form 4506 which basically tells the IRS to release your tax transcripts. Please feel free to DM me if you still need help with this.

Actually most if not all lenders I know (15-ish) who offer this program do not want you to sign IRS form 4506-T. If you do, the loan application is cancelled.
