Whether I feel like I need it or not; 5k now is cheaper than 100k+ in the future.

It is like being old and wearing a diaper; for safety of course. Ok you got me, comfort too.
Before I even left the page, I thought "This is so not my place... I'll delete it." And then, you'd already replied. Thanks for not taking it the wrong way and I'm glad you've already considered this.

If I can handle Pfhtex comment on page 2, I have thick skin haha.

Edit: If anyone ever has a comment that can "open a person's eyes", especially mine, I always appreciate new ways to think.
Thank you

I bought during the housing crash in 2009. Lenders were really tight with their money. It took me 5 months to close... and I thought I was a pretty easy case. I was pre-approved for around 400k and was looking for only 200k. They wanted bank statements for a year... and they were cherry picking line items asking me "what I spent this money for" ? What? They ignored the part about how my rent where I lived prior to buying the house was MORE than the mortgage. I paid that no problem for years. How could a mortgage that small in comparison be a problem.

It is a rule that works against you. Best of luck to you though.
