Default Finding the best deal

So, I am wondering the best way to go about finding the best interest rates available. I am selling a condo and am about ready to buy a single family home. Previously, I was looking for a home equity loan (for my condo I now own) and found a great rate using a website (not sure I can mention here) and somehow I wonder if I were to have called a local broker if I would have gotten such a great rate. Even a real estate broker friend of mine was amazed at the great rate. I am thinking the net might be the way to shop around. Has anyone used the internet to get a first mortgage? Compared the rates given against those of a local broker/bank?

most brokers do not 2nd mortgages or HELOCs..

it's not worth the pay.

You should try your local bank with the no fee closing cost....

Well, now I am seeking a first mortgage. So better to try local than online?
