Default Title company is correct

The title company is correct in that if you are not on the FHA loan you cannot be on title. FHA does not permit an individual to take an ownership interest (be on title) in the property at settlement witghout signing the mortgage note.

A spouse/gf/bf (that is not part of the FHA loan) cannot have his/her name added to the title at closing.

If you need to add a name later on you must refinance.
