Default FHA loan and names on title?

My boyfriend and i are purchasing a new home. We got an fha loan and only my boyfriends name is on the loan. I spoke with the title company regarding both our names being on the title. I'm being told that since i am not on the loan i cannot be put on the title until after closing. I was under the impression that i could be put on the title without being on the loan.

Can anyone with fha loan experience tell me if it's true that i have to wait till after closing to be added on the title?

that's incorrect. you can both be put on title at closing.

If you have judgements/liens then that maybe a problem.

This is what i thought as well. And no there's no judgements or liens or anything, it's a new construction home, the lender is KB Homes/ Countrywide. Renriq02, who could i contact locally to find out what i can do about this?, cus i don't want to go thru the hassle of title papers after closing. thanx.

Oh, i think you meant liens and judgments on us, and no we don't have anything like that. The only reason why i am not on the loan is because we wanted to go with an fha loan and i already own a home.

Yes, and i just refinanced that property. This property were doing a first time home buyer with 3% down. Which by my understanding because i own a home i cannot be on this loan as well, is that correct?

you can't add your name on this loan because you claimed your other home as a primary residence. the system will red flag you, and they will think you're doing fraud

i would do a quit claim deed within 6months after closing.

Not married and you guys are both on the title ?!? Yikes. This is going to be a headache if one of you splits down the road. If your boyfriend is the only one that qualified for the loan using his income alone, what makes you think you have the right to be on the title ? Hope your b/f's buddies are making him think straight so he doesn't get suckered.

Not a very helpfull post but thanx.

Not that it's any of your business but we will be getting married soon, and him buying me a house is also his way for making up half the bs he has put me thru the last 8yrs. He knows the woman he has next to him and what i'm worth. As for his buddies they all agree that it's about time he grows up and settles down and that im the woman he should do it with.

it was all his idea to buy a house in the first place, not mine, he knows what he has and is ready to take care of it as a real man should.
