Phew! I was afraid I was getting misleading info from not one but two lenders! To be discovered at closing. All as I was sitting here wishing I was already in a new home - being kept awake by people playing in the apartment complex pool (loudly and drunkenly) at 1:30AM!

i helped my sister look at a few places there a couple years ago. i couldn't tell you the area, but it reminded me of ann arbor with sky scrapers. nice community, people and great food. i still would like to live there for a year at some point. she ended up settling in newnan 5 minutes from her work.

Default Int Rate v APR

166250
95% LTV
5.875 Int. Rate
7.38 APR

Is the spread between the APR and interest rate out of whack or is it me?

what's your loan amount? is it a 30yr fixed or 15yr fixed or an ARM? Does the loan have PMI?

apr is way too high.

With FHA it will be a lot lower..and with LPMI it will be much lower.

Sounds like you're paying 2-3 discount points/origination fees or a lot of lender fees
