As far as the 5% down, there are some lenders still doing 5% down loans. I only put 5% down. However, most are closer to 10%.

I'm ok with the $7,500 loan honestly - although it would be an extra bonus to not have to pay it back!

nobody puts down 5%. Its either 3.5%FHA or 10%+.
