Hi, What does my house have to have to pass a FHA loan? Someone told I must be hooked up to the city sewer instead of a septic tank and must have gutters on the house before the buyer can get a FHA loan, is this true?

Now I have found out my house needs a new roof and this will most likely cause the FHA to drop the loan for the house.

Sewer-only if available (which is probably a local law anyway), lots of houses go FHA with septic
Roof-seller may need to do it, something similar happened when my wife and I bought our house (in the 80's when things were stricter) and it needed some work. Their realtor told the owner's rep to do it or the house was just going to sit because the repairs needed would stop any type of mortgage.
Gutters-probably, especially with FHA or VA, could be done with roof
