FHA Loan/Lender Problem Maybe
Hello,
Sorry if this sounds dumb,but this is my first time at trying to buy a home.I was told today that i haven't worked long enough and that i needed either two years of continuous work or two years of self employment.I have two years of tax returns and was layed off due to the job being seasonal.I decided to then do home health aide for 5 months.
I have accepted a job offer and will be going to work first week in april.I can show pay stubs for the time i worked as a home health aide.I just didn't take the taxes out because it was temporary until my new job started.The new job is not in the same line as the older one.The reason being we are tourism here and the tourism is down.Considering i want continous monthly pay i decided to go into another area.
I was told by the lender i was pre approved then told told i was only pre qualified.I have good credit as far as owner financing my portable building $7,500.00 and a 10,000.00 car.Can those help me with my credit history which is at 672.The lender hasn't been that helpful really. My questions are
1.Will being self employed for 5 months hurt me?
2.Do i have to be at the new job for 2 years before i can try again?
3.Also i don't have a normal checking account.I have an H & R Block card which i use to have my pay checks auto deposited on.Do you need a checking account?
4.I have a portable building with a title can that count as real estate or assets?
5.I have antique furniture do i need to get it appraised or do i just guesstimate the value? Which is probably around $20 to $30 thousand dollars.
The building and the car was owner financed do i need to show any type of paper work on it? I tried to ask the lender about all of this, but she didn't seem interested in answering my questions.As you can read i have alot of questions and hope some of you can help me. The lender was not very helpful in helping to fill out the loan documents.Since this isn't something i have done before i am a bit confused.The loan i want to apply for is an FHA 203 K Loan.
