Default Problem with FHA mortgage due to green pool water.

I am in the process of buying a home with an FHA mortgage and things aren't going as smoothly as I would hope. Now it appears that the whole mortgage hinges on the pool. The appraiser said that she could not certify the home for FHA mortgage because the pool water is green. The sellers agent (Bank owned) doesn't seem to want to do too much besides throw some chlorine in but won't give us permission to clean it ourselves. So now I am hoping the chlorine does the trick but a little worried it might need a little more. Has anyone ever heard of this being a problem? How strict are the FHA requirements on pool water clarity?

I guess if the pool is part of the property it needs to be in operating condition for swimming for FHA or at least appear that way.....It does sound a bit overboard but getting it clear is no problem. Living around Orlando FL does not bring a problem to pool treatment and you probably have black algae. Chlorine may not do it alone I would put in algecide first then chlorine. Amount of sanitizer depends on the pool size, the color of the algea and if the water can be circulated.

Unfortunately I'm not allowed to do anything to it. While we have expressed interest in getting the pool clean so we can close the deal, we have been denied permission to do anything to the pool since we do not yet own the home.

The problem is probably in the inability of the appraiser to verify that the pool is in functioning condition. It is a bit overboard in my opinion.

I know you aren't suppose to do anything with the pool.... assuming the home is vacant, what would happen if someone just happened to spill chlorine into the pool???

Good point NJ because one would think it is for the good of the neighborhood not to have green algea water which can breed mosquitoes if the pump is not operating.........

There was a home two blocks from us that was forclosed on. It had high grass. We were not allowed to mow it so one day a neighbor mowed the grass and everyone thanked him....It was for the better good of the neighborhood becase where I live gators and snakes can hide in high grass.........

I noticed that someone (likely listing agent) had dumped shock treatment into the pool of house we are buying the day before the appraisal and inspection. It still looks disgusting but was clear enough (still murky and green but enough hint of looking like it was in the process of being cared for) that it passed. Of course a week later that pool was greener than ever, now that the house is "under contract"
