Wow, yall have been a lot more helpful than the other sources I've asked. To summarize all the information so far I've collected:
1. When negotiating for a lower interest rate you can "purchase" points that will raise your up front costs but lower your interest rates. I heard the amount of this was about 25 basis points (1 basis point = .01%) on the interest rate per 1% extra in closing fees.
2. You should take into consideration how long you expect on keeping your house when deciding on weather you want to pay more up front costs or a higher interest rate because the longer you expect to keep the house, the better idea it is to get the lower interest rate.
3. Many of the itemized numbers on the loans are fixed ( especially with national lenders) and you probably wont easily be able to get them changed. When looking on your GFE the numbers that might be able to be negotiated are: lender fees, appraisal fees, or others in the 800s, and PMI/MIP fees.
4. It is important to look around. Especially with more locally based banks, because they might be able to offer you a better rate than national banks. I also heard to search online at "Bank rating" sites.
If anybody else thinks I could add anything else I would be happy to. Does anybody know of banking sites where you can compare interest rates of mortgages or banks in general that is good?
