cost of insurance @ Surfside beach club? (homeowners insurance, homes, purchase)

Considering a purchase in the Bill Clark community, Surfside Beach Club. Would like to hear from present owners of homes there in the $225000. price range. What can I expect to pay for homeowners insurance.

I hope someone replies to this question because I am also looking to purchase a home in surfside beach club. Taxes appear to be much lower than here in NJ, but I have concerns about all insurance costs. Also I am a single parent with an 11 yo and would like to know if there are any other children in this community or is it primarily retirees? Do you know?

Because we are so close to the beach, you might have to pay wind and hail insurance as well as regular homeowners. My total is about 2100 per year on a 400000 house. Hope this helps.

Depending on where you live you may have 3 policies. Fire, Wind & Hail and Flood.

That helps. Sure is cheaper than some places I check on in Florida.

I am leaning between Dunedin Fl and Murrell's Inlet...having a hard time deciding. It would of course be easier on me staying in the same state I already live in (drivers licenses, car plates etc) and SC is much cheaper to boot, but I also look at FL not having any state tax.

We recently purchased a home in SSBC and the taxes are in the $2100 range. There are no activities for children. There was a activities coordinator but she was let go due to the economic depression. There are children but the majority are summer home owners go come down in May/June and leave in August.

Taxes and insurance are really going to depend upon the cost and size of your home. If this will be your primary residence...then your taxes will be much less. Ex. about $1000/year compared to about $2500/year for a 2nd home. Insurance on a $200k home is probably going to cost you about $1300-$1500/ year. Larger home will be more. SBC is not located in a flood zone, so flood insurance is not required. And, there seem to be plenty children in the community.
