They tell me that people from the north or large cities like the upper floors and the people from the south and country like the lower floors.

As for the view, if your condo is facing the ocean all you see is the ocean. I think the lower floors have the best view because you can be inside and see the palm trees sand and the waves rolling in.

So it all depends on the person.

I'm not trying to sell. At this point I think I'm like most of you just don't know what to do.

I also have always been told lower units rent better than the higher ones.

I am renting at Ocean Creek Tower this week and the good news is there are people staying at North Beach Tower and the pools are operating. The bad news is the bars and restaurants are not operating and there looks to be only about 20-30 units with furniture on the balcony. Make of that what you will.
However, I am very interested is renting there next year so if any owners are looking to do that give me a e-mail @ dhankins22@hotmail.com.

A little "very rough" math...340 units - 21 closed = @320 units X avg. hoa dues of $800/month = $256,000/ month out of the banks pocket. and another 225mill to build this debacle, nah, they wouldn't dare lower the prices more to get this bad debt off their books! That doesn't make any sense! Banks love bad Real estate on their books, especially when it costs them monthly.

Bbeware, I wish I had never heard of this project. It would be good to have $ in my pocket and come upon it in say 12-18 months. For the twenty so that closed, wishing you the best. I'm sure your all mostly retired folk who worked hard for this one. Best to all.

The HOA fees mentioned in an earlier post seemed very high. Is membership in the health club built by a different developer, not on Winchester's property, included in the fee? If so, it should be optional rather than subsidized by homeowners since most will not be living there. The NMB Aquatic Center, not far from NB, is an amazing facility that even offers excellent childcare while parents work out. If I were to purchase a unit, I would use the Aquatic Center up the road, rather than the "spa." Also, is cable included in the HOA fee? I would only use the unit occasionally and probably would not rent it out; therefore, I don't feel like subsidizing other's cable usage.

I'm trying to gather more information while considering this project. It seems like a very nice project, but the costs may kill it for me if certain things are included that are objectionable (i.e., health club and cable subsidies).
