Default Creek Harbor, Collins Creek, Murrells Inlet Developments

My husband and I are moving down to Murrells Inlet/Pawleys/MB area in the next couple months. We're ultimately looking to purchase a lot (of at least an acre) to build and have seen MANY lots for sale in Collins Creek and Creek Harbor (both in Murrells Inlet). Does anyone know anything about either development? How strictly they enforce covenants/restrictions? How the HOA/POA is? What the development is like generally? Is one favorable? Is there are reason CH lots are so much less expensive (acre for acre)? Is there a reason that none of these lots seem to be moving?

Collins Creek spans both Horry and Georgetown counties? Is one preferable in terms of taxes, schools, or anything else?

Creek Harbour has an ARB that must approve your home plans and you must use an approved contractor for building your home. If your contractor is not on the list you can request they be approved. There is a community dock and boat ramp for access to the ICW which is also available in Collins Creek.
Same goes for Collins Creek but it has a golf club and amenities center and therefore higher prices for lots. Both HOA fees are about the same around $400+/- per quarter. In comparing prices with the golf club the price is higher. Also Collins Creek is actually closer to the Inlet. Both communites have some very nice lots for sale and Creek Harbour appears to be selling more lots that Collins Creek likely due to lower prices.
