Forty-five minutes to an hour in peak season during rush hour. It will be brutal.

I am assuming you mean downtown Old Naples-5th AV South area.

Default Loans

After a few phone calls, we quickly learned that lot loans are not easily acquired in Florida. One lender actually told us to just put the purchase on our credit card! Anyone have recommendations for lenders? We want to buy the land first, then build in a couple years.

We are from IL and have been coming to the Bonita Springs area for over 30 yrs. We have been looking online at Golden Estates in Naples. We are interested in possibly buying a home. What exactly is happening besides the Insurance Premium "high" increases? Can someone fill me in on the community, flood areas to stay away from, is it safe? The Realtors seem to skirt around certain questions. Any updated information you can provide, is greatly appreciated. We hope to come down late May of this year.

My wife and I may be moving there as well. We want a house, not a condo or townhouse. We have top $170,000. Are there any neighborhoods closer to downtown where this can happen?

Do you want specifically GGE or Naples in general?

GGE is not a neignborhood close to downtown.

You will have options with that budget but not have the rural nature of GGE close to dwontown.

Post more about youir situation so we can give better advice.

Greetings. Have been thru all the threads and would like to ask if some of you would be kind enough to give a late June update on the status of GGE. Specifically it looks like the best place to start is the NE Quadrant, both in terms of size, quantity, variety of quality and price. Schools are not an issue (save for future resale), safety obviously is. Sounds like we would like something along the lines that TheYogi found as far as lot size, house size, quality of neighborhood, however, we are flexible, including far out to the east. Presently, commuting will also not be an issue. Would like at least 2,200 SF, 1.5 acres, pool, privacy, some work to be done is ok.

Any help would be greatly appreciated. This thread has educated alot on area, geography, history, status, water, etc. Some of which we never would have thought of on our own, so thanks for all of this information.

Since the thread has limited activity in recent months I was looking for an update on overall housing market in GGE, plus confirmation the best place still to start an on-site tour would be the NE section. As many of the streets are dead-enders and many houses appear set back from the roads, a visual tour is made more problematic. What I would like to know is it generally best to start from the cross of GGB and Wilson, within 10 blocks in either direction from there, plus concentrate on the NE section once beyond that spot.

Generally, just where would y'all suggest an on-site tour to start and generally fan out in what direction. Also, some properties are in "wetlands" what does that designation affect? Does DeSoto Blvd. look like it will remain the far east boundary given the aerial views that looks like huge groves just to the east?

What about Ave Maria? Is that area considered overbuilt too, it doesn't look like it's too many streets.

Lastly, an recommended lodging in the proximity of GGE, particularly to the E/NE? I just did a search online and saw virtually everything back towards Naples.

Thanks, any updated input is greatly appreciated.

First off, I am not a realtor. I have bought and sold several properties in GGE over the years and made many attempts to buy others.

Since GGE is quite large, it may make sense to think in terms of the daily drive assuming you will work. I'm long retired but still realize that a round trip to Publix will cost me over a dollar in gas alone and i'm roughly four miles each way. If I lived on DeSoto and Golden Gate Blvd, it would triple my gas cost. Not a big deal really, but figure in time and miles on the car and it adds up. Of course, you may get such a smoking deal out there that it renders mileage cost and time moot.

I think all properties should have a DEP report but most do not. You can encroach on a wetlands area but not without cost. Seems like the early 90's when that all came about and I think it had to do with animal habitat. I've heard that some lots on the east of GGE can never be built on. I doubt that GGE will extend east of DeSoto in my life time.

There's at least one sod farm near Ave Maria and that's all I know about the area.

When you say "lodging, do you mean short term (hotel) or longer term (apt/condo)?
