Marco Island is somewhat unique in the state. When you take the bridge in Collier Blvd from Naples, you see lots of high rises, boats, houses, and you believe you are in a highly populated area of Florida. Yet Marco Island has the same type of concept of other islands in the gulf like Sanibel and Boca Grande. Marco is located almost in the same latitude as Miami but I believe either its population preserves it to keep the riff raff away or the location is just too far from I-75 for people to discover this place, because I believe if more people knew about this place it would boom like crazy surpassing every single region between Tampa and Miami.

I have to wonder what you mean by "boom".
Marco has already developed about every square inch available.

Marco, much like Naples, is a great place, as long as you don't have to go anywhere else (IE: a job) on a regular basis. I passed on several waterfront properties there over the years due to the commute.....

I agree with him, if you have a load of cash and no expenses it's a great place, otherwise its an hour long drive to North Naples each way.

Marco to me feels like a city squished onto an extremely small portion of land. Its crowded and every where you look its just building after building after building. No open spaces at all... I prefer Naples beaches and look. Plus its too far from anything and if you can't find it on Marco then its a drive to find it anywhere else

you're more likely to get more for your money in season. People desperate to get out of the cold find it worth it to pay the higher price. Plus the market has seen an increase here.

I visited Marco Island 15 years ago and while I liked the beach the rest of the place felt sterile and very suburban. I haven't been back since.

We love Marco Island...South Beach in particular!
Yesterday we were there for the day but didn't go swimming as they are dredging the very south end of the beach. The water looked brownish and there was an awful order from time to time. Will spend our beach days elsewhere until the work is finished!
