Good morning everyone! I live in GGE (Golden Gate Estates) and have been considering building a guest house on the back part of my 2.5 acres. I have already confirmed I will be responsible for Impact fees......About $10k. UGH!

Now, my biggest question....If the guest house is built (It will probably be around 800-1100 SF), how will taxes work with my parcel?

Since I am now locked and capped at only 3% increases every year for my taxes (save your homes), how will my property be appraised? Will they reevaluate the whole property, or just tack on the "appraised value" of the "improvements," aka Guest house, and add that to the overall value of the property?

This guest house would be a residence for my In-Laws. Depending on the taxes issue, would it make more sense to just buy a separate property? Or pursue building a guest house?
