Thinking about buying a property in Wilshire Lakes. Would love some input from people who live there, have lived there or know people who live there and been to the community.

I have a 3 yr and 5 yr old...is Wilshire Lakes family friendly and oriented? Are there families there?

Its quite close to i75 so am a bit of actually seeing the highway or hearing cars and trucks. The property i am considering is about 10 house deep into the neighborhood from i75. My agent has said there is no traffic noise from i75 but would like to get other inputs as well.

Any input about Wilshire lakes would be treating appreciated. pros? cons?

Go into Wilshire lakes between 8am and 9am or at around 5pm. Just go for a walk around the community especially in the location of the house you are interested in. Remember that the end of May isn't the busiest time of year. It should give you an idea on what road noise you can hear.

Thanks for the advice, but unfortunately I am not on the ground and am making purchasing decisions over the internet with my agent on the ground.

I know the area slightly, and we had friends that lived there for a few years, before moving to The Quarry. I could hear I-75 every time I was there, even though WL is west of I-75, and so could our friends, from their lanai. All anecdotal...

Easy to see the proximity on GOOG maps.

Fwiw, we lived just east of I-75, winter seasons, from 2005 until Jan 2014. We were not quite as 'close' as much of Wilshire Lakes is, but I must say the road noise, (mostly tire on pavement noise), ranged from tolerable to 'What did you say?' while sitting on the lanai of our SFH.

I do understand that winter season brings North, Northwest and Westerly winds which no doubt exacerbated the road noise, 'pushing' it toward 'us', in our community. And, those prevailing 'winter season winds' may not have quite the detrimental effect on some far western sections of Wilshire Lakes; or they may...

The OP will not be able to discern the situ, without being there on several days running, and my guess is this time of year winds are very different than the regular winter winds.

I guess my point is that for some people with diminished hearing, that I-75 corridor noise is not the huge issue it was to us, but the general process of buying a SFH from long distance/remote, without a close personal look over several days and several times of day is a huge leap, imo.

Back at the RE Ranch, my further opin is that many SFHs and condos that are for sale now in the Collier County area, in the mid $100s to the upper $300s, are places that did not sell during the Jan-April 'rush', and many of those homes/condos will still be for sale, and maybe really on sale later in the summer season.

Ask your Realtor to use the SPL meter app. This will give you an exact dB level so you can tell for yourself if the noise level will be an issue for you. You can find additional information online regard the dB level.
