I am looking at the condo's- The Reserve At Naples (near Pine Ridge Road) Is this a nice area of Naples? Any input on that development?

This is a nice area. It has easy access to shopping and the interstate.

Pine Ridge Road traffic can be brutal, especially at rush hour.

Pine Ridge is a very commerical area. Barron Collier HS is just off Pine Ridge. It can get very congested in season with all the malls and when the HS is getting out.

Which condo development would you say offers more luxury and has a better reputation? The Reserve at Naples (off of Whippoorwill lane) or Positano Place on Livingston Road? Any crime issues for either?

I think Positano Place is a year or two newer than the Reserve. They both look good from the outside. Crime should not be a problem either place. I don't know the reputations of either place.

Positano would be better traffic wise. Livingston can be crowded but not as bad as Pine Ridge and Whippoorwill at rush hour. There is a traffic light at that intersection which helps.

Be careful and make sure the condo associations are flush with funds. Many of them have had trouble collecting the monthly fees from homeowners and do not have adequate reserves to manage the properties. Both these developments have a lot of "short sales" listed.

Regarding traffic, I've worked all over Naples and, although the traffic can be heavy at times, it's nothing compared to working in Boston. The worst time of year is during the winter months when all the snowbirds and tourists are here, but they spend money, so we need them!

Yes. The place we sold/moved from in No.Naples had NO reserves (we didn't know this when we bought in) and the board of directors continued to spend money on frivolous things instead of maintenance and repair and put not a dime away for future expenses.

Most snowbirds have no idea of where their money goes.

There is ALOT of crime in Naples. I was there and almost closed on a home 2 mths ago and backed out. Look at the crime logs and you will see property crime is BAD. I saw it first hand and even spoke with the sherrif.

You should look into property crime where you live too. Even the "safest" residential neighborhoods around the US usually can't go a month without at least one burglary. It may not be commonly talked about in many places, but it's still happening.
