I am the original poster. I appreciate all of you taking the time to share your experiences. We will be in TN for a week in October. I have read so many positive posts I think I am up to 15 areas that I want to check out. Middle TN Resident you are so correct, when I see the prices for BEAUTIFUL homes in TN that are 1/3 the cost of a shack here everything seems like a bargain.

My car registration bill arrived yesterday for my 5-year old Mustang and the fee is $256.00. Sigh...

We moved here from Colorado two years ago and have enjoyed a more reasonable cost of living in our opinion. I think the convenience of shopping and medical facilities is excellent. I think Lake Providence Del Webb is a great place to live, although we currently have our house for sale and are "transferring" farther south to take care of health issues and family responsibilities. (Such a deal we have on our house for you! ;o) People here are from all over the U.S. and bring a wide variety of experiences and excitement to the neighborhoods! Never a dull moment at Del Webb. Lots of support from neighbors and lots of clubs and activities to keep you busy every moment of every day and evening if you want to be. I'm going to miss this place when I'm gone and it's been hard to find another house that measures up to what we have now.

Humm... just for my info, there would still be a property tax thought, perhaps county tax's?

I just looked at your last link for Wilson County Tax Rates, and I noticed this: Personal Property 30% of Appraised Value.
Is this different from taxes on your property meaning real estate owned? If so, what is taxed? Autos, personal possessions, mowers, tools, livestock???
I'm confused!

I just helped a buyer buy a home in Providence about a month ago. It is a great area, and right by everything you need. Very well manicured, clean, and nice homes for the money. The prices are very affordable there right now compared to a few years ago. I have helped a few retired couples find homes here and they all seem to love it.

The mosquitos and humidity are the only downsides I can see, but of course you are going to have something negative. My previous California clients love the low taxes and cost of living. I say go for it!
