Default large family looking for freindly neighbors

Hello!
My husband has been asked to relocate to Nashville. We will probably be moving after the birth of our 4th child in the summer. We're moving from Raleigh, NC, where we have wonderful neighbors, so much community support, Bunco, Poker, dinners, babysitting co-op, the whole bit. We'd like a 4br under 300 in a nieghborhood like the one that we're leaving. A commute of 20-30 would be do-able. Sumner, Wilson (don't know that we can afford Williamson) all work fine for us. Are there neighborhoods like this that you all know of? We would also love a community pool/ swim team. My girls love the water!
Thanks so much for any direction. It's hard to do this without someone on the "inside"!

That sounds like Mayberry! Love those kinds of neighborhoods. Hopefully some residents will help share some of the local culture of these communities with you shortly. On just the housing side of your questions, you have a lot to choose from in Williamson County too. Your household seems to have a few choices in Franklin, TN neighborhoods that might accommodate the space you need: Spencer Hall, Franklin Green, McKay’s Mill, maybe the new Ladd Park, and Rogershire. All of these are new-ish (built say 2000 and newer) and offer options in that 2,600-3,400 square foot range.

Spring Hill (Williamson County side) has more than 40 homes at in this range and age for anywhere from $150,000-300,000 (and they go high above 4,000 square feet – even over 4,500 square feet in a few available homes right now). There will be even more in the summer when you are looking.

Sumner and Wilson have excellent choices as well, and offer very competitive schools as well, but know that you have a lot available to you here all over – welcome to Tennessee :-)

Off the top of my head, Providence in Wilson County and Stewart Springs in Rutherford have the type of residential amenities you're looking for. I'm sure there are plenty others out there, but these are the 2 I'm familiar with.

Stewart Springs has an extremely active social calendar and lots of kids in the neighborhood. There is a neighborhood pool and walking trails, book clubs, Easter egg hunts, Halloween parties, girl's night out and an annual block party that is a *huge* affair. I don't live there but have many close friends that do and to a person they all absolutely love it & you could definitely find a 4br just under $300k.

Sounds like Cottonwood in Franklin to me. The homes were built 1975-1985....but, really, they have aged fairly well (decent construction from some builders and a lot of timeless cape cods and colonials). The houses seem to have more bedrooms per square foot than current house plans, so it seems they attract one wage earner families with more than 2.5 children. They have a swim team, all the social activities you are looking for, and generously sized common areas. The neighborhood was hit by the May floods, so be careful about that (should be on the disclosure form). Good luck!

To narrow it down based on neighborhood based swim teams:
Nashville Swim League

The teams I think that are based in subdivision pools are:
Cottonwood (Williamson County)
Willoughby Station (Wilson County)
Langford Farms (Sumner County ?)
Traceside (Davidson County)

Willoughby Station should be in your price range, too. I dont know if it attracts large families, but I think it meets all your other critieria. It is a bigger and newer development than Cottonwood. Don't know anything about Traceside or Langford Farms....

I moved to Willoughby Station this past Spring and the neighborhood is wonderful! The pools are great and I know many kids on the swim team here. The neighbors are VERY friendly and welcoming.. it would be hard not to make friends here! Check us out!!

Langford Farms is a great neighborhood as well. My Aunt lives there for just about 15 years. The thing is that there is a pricey membership fee to use the pools and recreation area.

The prices in Willoughby Station, combined with the ammenities (swim team, esp) are a great match for our needs. Is the commute crazy into the Vanderbilt area? Google maps says under 25 min- but I've read some pretty scary traffic accounts.

From what I've heard, the Wilson County-to-downtown commute is worse in the morning than the afternoon, but except for peak rush hour it's not that bad. 20-25 minutes from Willoughby to Vandy would be the best-case non-rush-hour scenario, though. But that would be true from most anywhere outside of Davidson.
