Have you checked out the new Vista Germantown? It sounds like it might fit some of your needs and is in an area more convenient to walk to the cafe, restaurants, and it's right across the street from the farmers market.

I did check them out but they are more expensive and I'll be paying more than I want anyway. Gotta love SF rent control.
