For those who are renting a house or apartment in the Nashville (or know someone who is), how hard is it to obtain a rental home with poor credit? We have a Bankruptcy on our credit from 3.5 years ago, but good credit since then.

I am guessing that property management companies may gives us a hard time, but private owners might be a little more flexible. We'll be able to pay several months in advance if necessary

If you are able to truly pay several months up front you should have no problem at all.

Thanks...we should be able to pay 3-4 months (including first and last month) if we need to, so I am hoping that will trump any credit issues

I would guess that many apartments close to universities would be a little more lax on credit requirements due to the large % of student tenants. I might start close to universities (Lipscomb, Belmont, Vanderbilt are all fairly close to one another...and in fairly higher-end districts) and work my way out from there.

I wish it worked that way. Unfortunately, in my experience, it's not so easy. Wherever demand is high, credit requirements are more stringent. As a person with a sordid credit past, I tried to rent apartments near Vandy/Belmont and was turned away each time. Why take a risk on a person with shady credit when there's a line of people with good credit (or rich parents) trying to get the same apartment?

To the OP -- There are apartment complexes in some of the suburban areas (Bellevue and Hermitage, for example) that are BK-friendly. And some of the outer suburbs (Mt Juliet, Lebanon, Hendersonville, and Spring Hill, for example) have BK-friendly complexes. You might have a harder time in the trendier spots in Nashville as well as the wealthier suburbs (Franklin, Brentwood, etc.) due to high demand in those areas.
