Default Where to live in Nashville when working in Franklin - Need advice!

Hello!

My husband and I are moving from out of state for work next month. I will be working in the Franklin area and we are trying to decide where to live.

We are not looking to buy at this point, but would like to rent (ideally a 2 bedroom home - but also open to an apartment).

We have been primarily looking in east nashville and the vanderbilt area. We are also open to 12th south and really anywhere else that might be a good fit.

A few things we are considering are:
1. commute to work (is the traffic heavy from east nashville into franklin, etc)
2. walk-able neighborhoods (near parks, shops or local eateries)
3. affordability (we would like to spend around $800/mo. on rent)
4. safety (we don't mind living in a somewhat sketchy area, but if you know of specific streets to stay away from that would be helpful!)

We are young and do not have children, although we hope to in the next few years. We also hope to have friends and family visit on a regular basis and would like to be in an area that is both laid-back and fun to welcome our guests.

We would love any advice you can give on where to live in Nashville! Thanks in advance.

it is going to be rough to get everything you require. You may find a cute little cottage near downtown Franklin but it will probably run about $1k-1,200 for a 2 bedroom 900 sq ft house.

East Nashville wouldn't be that bad of a commute since it is a reverse commute.

Unless you meant $800 per person (both you and your husband paying $800 a piece), this will be hard, if not impossible.

I'm always amazed by people who post their wishlist and aren't willing to pay for it.

Sadly, $800 is the low end of the rental market, but you might get lucky. Not a lot of places are walkable. I mean, there are sidewalks and walking trails in some areas but walking to restaurants and stores is rare and probably not within your budget. Check out:

Hi everyone! Thank you for your honest answers and advice. We are certainly flexible and realize we won't get everything we are asking for. That's why I'm grateful to hear from those of you that live there.

Great to hear that East Nashville won't be a bad commute to Franklin. Aside from the fact that our price range is currently too low, any other advice about East Nashville?

Also, any thoughts on 12th south? A friend recommended that we look in that area as well.
