Well, after about 18 hours of driving around Nashville...
Thanks to everyone who made suggestions in my other thread about coming to Nashville to look for neighborhoods to flip houses in.
My wife and I spent the better part of 2 days checking out the east side, the west side, brentwood and franklin.
We didn't really find what we were looking for in the East side. I LOVE the actual houses. What great character they have over there!
Of course some neighborhoods on the East side were more appealing than others. Lockeland Springs was our favorite. In general, the East side just isn't what we look for in a short term investment.
The west side was more what we are looking for. The neighborhoods over by vanderbilt and Elmington Park with the larger old houses are pretty appealing to us. We just have to figure out how the demand for top-notch rehabs is over there. Looks like there's plenty of competition over there for houses.
Brentwood is cool. We have suburbs of Houston with a similar "new" feel. They are just further away from Houston than Brentwood is from Nashville (that's a good thing).
Franklin (old franklin) looks really neat. I just have to do more research to see if there is a demand for fixed up old houses there.

I'll offer an opinion. I can't imagine that there wouldn't be a nice demand for fixed up old houses in Franklin. Franklin is very desirable anyway; and a house with a little character on something other than a typical new subdivision lot would be prized. As I'm sure you could tell from your short drive through Brentwood, there's plenty of people in the area with the money to afford a nice old place.

I'm sure there is. A lot of people would rather have an older home with more land. And its a real plus if this older home looks almost New. Charm, and completly new inside. I belong to a New Neighbors club here I know some of them would have loved a redone house with more land.

No, Nashville, off Brentwood Border. The Club I belong to everyone is either from my area, Brentwood, or Franklin.One from Green Hills, but its real pricy there.
