Talking Lake Providence

Judy and I visited Lake Providence in Oct 07, primarily to give a presentation to the community on radio controlled sailing. This is a popular pastime to growing retirement communities. Their lake is very nice and was full and looking good when we were there. The community is like many other Del Webb communities we have visited in our travels.

We live on 1.5 acres in Evergreen, CO - 8500 feet of elevation. We too are looking for a age controlled community where we can have a home with the security and camaradarie that goes with such a community. The models they offer are quite nice, and the pricing is reasonable - partly because they are spaced so closely together.

We have looked all through the belt from Tennessee into the Carolinas and find the same sort of installations, even some with the same model homes! You need to accept the close living to get the benefits of these communities. HOA dues include your activities director, use of the rec facility (due to finish in May 08), basic cable, lawn service, garbage, etc.

One thing about LP is that it does not have a golf course in the community as so many such communities do. We didn't want to pay the price of a golf community since golf was not that important to us. The 15 acre lake however, is usable for model sailboat racing and their club is already off the ground, one we actually helped come to pass.

You need to look/see before you decide. There are tons of these places in construction all over the country - but Lake Providence is a good one (about medium sized). Hope this helps Steve

there are a few other choices in around Nashville as well (link below) that you might want to check out. We have not experienced the same downturn in real estate in TN that many other states have but it is probably true of all builders and developers that they are much more willing to work with buyers and are more flexible, it has become more of a buyers market and your timing could not be better!! TN also had the advantage of no state income tax. Anyway, below is a link to other communities. You may want to do a little research on who the builders are and thier reputations(Del Webb is built by Pulte)

My husband and I are also considering Lake Providence and have visited the property many times.

The pros as far as we are concerned:

Location. Nashville is a great city, Percy Priest and Old Hickory lakes are nearby, both plenty big for sailing, international airport within seven minutes. No income tax, low property tax.

Community. A built-in social structure with everyone starting out new. Wonderful recreational facilities. That's the biggie for me.

Homes. Adorable floorplans with lots of upgrade options.

Cons.

Homes. Very strict guidelines, few front porches, rules about fences. (I'm thinking like a dog owner)

Lots. Home ARE close together, but more important to me: they've razed the land and there are few trees except what they have planted. From what I have seen, they are aggressive in their landscaping, but time will tell if the houses look like little boxes in a row.

Something else to consider: Dell Webb won't let you buy now and build later. Nor can you, buy, build and rent. They're trying to keep investers out.

All that being said, I think it's a very exciting concept and have ALMOST decided to go for it.

Default Lake Providence

I have toured all the model homes there at Del Webb's Lake Providence. The lake is really more a pond. The houses *are* very close together. The homeowners' fees are high for TN and so are the houses, though of course the models were beautifully decorated etc.

You can find a *much* better deal for the money in my opinion in TN. Do a search for active adult communities. In addition, there are many communities where the lots are at least one acre, the neighborhoods are very quiet, and you rarely would see your neighbors unless you wanted to. That's why we decided against an adult community. Too many private neighborhoods that are maintenance-easy and much, much cheaper.

We bought in the Lake Providence community last November and are waiting for our house to be completed prior to retirement. These age-restricted communities are zoned differently to "normal" developments. The houses have 12 feet between them. If you go to the Del Webb Communities website and locate Lake Providence, you can take virtual tours of most of the model homes, which will give you a glimpse of the distance between models during the outdoor view. To be honest, most of the light comes into the houses from the rear walls, which have plenty of windows. We chose a lot where there would be nothing built behind us (there's a Civil War Memorial at the rear of our property) to alleviate some of the feelings of closeness. Our model has 2 windows in the master bath on one side of the house and 2 windows in each of the 2 bedrooms on the other side of the house. We were pleased with the builder's attention to layout and placement; but everyone's taste and preference is different. If you're really interested, I would recommend a visit to the site. We flew in from England last November and traveled from state to state in our search. Anything can look great on the web--I wanted to be sure before I wrote a check.

I've never stopped in but I drive by there almost daily. It is beautiful! The houses are close together but it fits in with the feel of the community. I would definitely look further into it...

Twelve feet between them?! My concern is that would be a breeding ground for mold as there would not be much sunshine in that 12 foot space.

We just bought a lot and are currently building there. You will find any Del Webb community will have very close homes. Our our will have 5 ft. and the neighbor has 5 ft. so 10 ft. total between houses. Home range from 1300 - 2400 Sq. Ft. Beautiful new club house with indoor and outdoor pools and hot tubs. Lots of walking trails. You really need to visit to see what it's all about. If you want active adult communities, I think Del Webb has great developments, but you will not find large lots. Prices are high by the sq. ft. but your paying for the amenities centers and beautiful community.

I'm sorry, but 10 feet between homes is disgusting in my opinion. If that doesn't bother you, then great. I would personally be embarassed by it, but that's just me.

Default Just starting to look at active adult communities

We are just starting to look at these communities for retirement living. Does anyone know of any other besides the Del Webb and Robson Communities? We have visited the ones in AZ but that is all.
