I know the flood of 2010 was devistating. I believe they called it a 1000 year event.
Did certain areas (suburbs) fair better than others? We are looking to move to the Brentwood or Franklin area and want to know if one or both areas faired better than Nashville.

There was damage all around the city, including some areas in Brentwood and Franklin. Most of the flooding in Brentwood was on the far west side where the Little Harpeth is wider, and along the far east side along Mill Creek/Owl Creek. And Franklin had some significant flooding at West 96 & Hillsboro Road.
If you want to see the flood map in relation to a specific house, you can enter the address on the FEMA map and it will show you the flooding in the area.

You can also look at a map of Brentwood and Franklin and see where the wider rivers and creeks are. And you can ask the realtor to see the disclosure on the home you are considering. They are required to disclose flood damage by TN state law.

nope the floods were all over, and if that doesn't get ya, there's always the Spring tornados! They are freaking scary!!

Actually, this is incorrect, certain areas DID fare better than others and the floods were not all over. Franklin had it worse than Brentwood. While it is good to do your research, another flood like this would e highly improbable. I believe they said Nashville's chance of experiencing a major earthquake were far greater.

The rain was all over, but the flooding of houses and businesses were in lower lying elevations, and near streams, creek beds, and of course, the river itself.

It did an incredible amount of damage, but the fact is the vast majority of people throughout the metro did not have any flooding at all.


And spring tornadoes are fun. You should take a ride some time. They're made of rainbows and they rain down lollipops.
