Again, thanks to everyone for their help so far. Someone started a thread like this about Westhaven a few days ago and it was SO helpful (even though Westhaven is out of our price range, nice to know info anyway). For those of you who have lived, are living, thought seriously about living, visited etc. Providence, can you give me your take on the good, the bad and the ugly?

We are a youngish couple in our early 30's with one 18 month old daughter relocating from Long Island. The place seems to be super kid friendly, which is huge for us. I've never lived somewhere with an HOA. Is it militant and scary like you see on sitcoms? How much are people in the neighborhood out and about?

Nope. I'm headed down there next weekend. I'm having to do a lot of research on the internet because we have a really crunched time frame for a variety of reasons. Why? I know that there's not a lot of yard or mature trees, but we've had to kind of give that up and be realistic with our budget, which is $350 max, preferably around 300 and still have an area where there are a ton of kids and a community feeling.

It will probably be a good starting point for you. Mt. Juliet is not Nashville, and Providence is very much a planned community plopped into what was a small country town. In addition, the nearby interstate exit area has exploded with every chain store and restaurant you can imagine.

Now as a parent of a toddler, that can be a good thing because you won't have to drive to Nashville for kid stuff.

As far as the HOA, they can be militant if you don't know the rules and dont check the rules BEFORE you make changes to your property. When you buy there, you are agreeing to abide by theHOA covenants. A quick Google search took me to their web page, and the first thing I noticed was a reminder about non-conforming play sets.

Just RESEARCH the HOA rules before you close.

As someone who used to be on an HOA board, I had to requote that. Definitely make sure you read and understand the rules and regs of any HOA before you close. I'd do it before I even put in an offer, honestly. Your realtor should be able to provide you with a copy pretty easily.

I moved out of MtJ before Providence burst onto the scene, but it looks like a really nice community. Definitely planned, but that's not a bad thing at all. I will say that the traffic in and around Providence Marketplace around the holidays (and some weekends) is really crazy. They've done pretty well in managing the growth but somedays....yikes.

I have never lived there and actually lived in Franklin, but I have a good friend who absolutely loves it there. Hope that helps!

From the link that CountryGirl gave, it looks like "Providence" includes a lot of subdivisions including DelWebb. Is it more of a town name?
