My daughter has a job transfer there, she has a family of 4, my husband and I are retired and my older daughter has a family of 4 we all live close together in small town in southern Ohio. Our motto is : we all stick together,! Just need some info concerning schools, since we have grade school and soon to be high school students. Very involved in sports, swim, gymnastics and a first class education! It seems like housing may be too expensive there, which is very concerning! Does it rain a lot? Is it a fun and safe place to raise a teenager?
We have already found a Church 15 min from Franklin that is affiliated to ours, which was a blessing!

"Too expensive" depends on your budget.

What is your rental/housing budget?

We are all interested in having houses built in a sub-division.
For my husband and I our budget would be around $270.000

No, it doesn't rain a lot, although the weather guys like to tell you it might . . . I think raising a teenager might be a tough job wherever you do it. Depends on parenting skills - my sister has two teens and they are doing great. One is involved with the local Y which I think is a good place to 'hang'.

There are homes in your price range in Franklin - and they are mostly in subdivisions. Fieldstone Farms is a big one, and there's also Franklin Green. There are a few in Falcon Creek but I don't know much about that subdivision. I DO like Franklin, though. Schools are good. I live in Fieldstone Farms and my sister recently bought a condo here . . . about a 5 minute walk. There was a house for sale just behind us but we didn't want to be TOO close. We have keys to each others homes and get together a couple times a week for dinner. Nice to have family close by for rides, emergencies, and of course, to borrow a cup of sugar!

Realtracs.com is the best website to look for houses. Here is what came up in the $225,000 to $275,000 range today:

In re: rain

It does rain a pretty fair bit here. We average about 119 days of precipitation per year (roughly 1/3 of the year)...of course, that doesn't mean it's raining all day. A number times in the summer, we'll have 15-30 minute showers or thunderstorms, then it is gone.

In terms of amount of rain, we get quite a bit. We average over 47 inches of rain per year (compare that to Seattle, where they have 152 days of precipitation per year, but only 37 inches of rain on average). Since you're from Southern Ohio, Cincinnati might be a more meaningful comparison...they average 42 inches of rain and 132 days of precipitation. I don't think the weather here is remarkably different from Southern Ohio...but generally more mild winters and slightly hotter summers. A lot less snow.

Really? It rains a lot here? Why do I have to water so much? Maybe it's just my yard. I keep waiting for rain from a thunderstorm but they just pass us by.

Just checked the TVA rain gauge for Franklin and last month we had about 4-1/2 inches but the majority of that was during two days.

So maybe when it rains it pours but it's NOTHING like Seattle where it rains all day for a week.

I can't remember the last time we had a 'rain day' where you wanted to just stay in all day and read a book . . . .

It rains, even in the summertime (we average at least 3" of rain every single month)...and the summer rains can be hard, fast gullywashers. But it also gets hot...so the water evaporates. That's why you still have to water your plants.

Most of the rainy days you are referring to are in the late fall into winter and early spring.

Falcon Creek is nice, and MUCH closer to I-65 than Fieldstone Farms. If that commute is a factor for any of you, take it into consideration. Good luck!

1400 sq ft in fieldstone farms for 225k!!!! yikes..that's the size of a big apartment! Franklin is VERY desireable country...most decent places are almost around 200 a sq ft....all of Nashville has gotten very expensive,,this year alone the houses have gone up 10%... a friend of mine showed a young couple a house off Charlotte Pike an 1100 sq ft house very plain - 1950 ranch type today and they were asking 189,000..even the realtor thought these kids were nuts to even consider it...but that's who's buying these overpriced dumps..young kids that don't know better...good luck..this is a very tough year to buy or build anything...there's is a shortage of housing and what's on the market..even the crap is going for top dollar..the new construction is a joke..no walls, "open space" and they are taking out one room....what used to be a 2600 is now 2200 but the same price. Interest rates went up a full 1% this week so lots of folks that didn't lock in a rate may be cancelling their contracts...
