We would greatly appreciate a local opinion on 3 neighborhoods in Gallatin :

Stone Creek
Cambridge Farms
Fairway Farms

Which of the 3 or in ranking order is the most desireable as far as curb appeal , safe , clean , appreciation in value. Interested in underground utilies and also the average demographics that each neighborhood attracts. Looking for a place to retire.

Any feedback would be greatly appreciated.

Cambridge Farms and Fairway Farms (being newer) are really next to one another. Cambridge Farms was originally one of the first housing tracts in the area built off of long Hollow Pike. On the Gallatin side of the road. So Cambridge Farms is going to have a some older homes that i'm guessing are about 10 years older then Fairway Farms. I do believe there has has been some new construction in Cambridge Farms as well. Point being, Cambridge Farms is going to be a more established neighborhood.

Stone Creek is a pretty new development, in a part of town that is poised to grow. Though to be honest anything along Long Hollow Pike will see growth.

Not sure what the demo's are but I wouldn't call any of the developments to be considered a bad part of town.

Don't recall if the utilities are underground or not. It's really a mixed bad as utilities go, as I've seen new developments have both. I think the developer has to bear that cost.

Considering you can buy a nice small (1300sf) house in Gallatin for $125K, any house that goes for $240 is going to have nice curb appeal and should appreciated in value at a rate equal to what Sumner County is growing.

I typed up a long response yesterday that apparently didn't get posted.

My take is this: Stone Creek and Fairway are a knotch above Cambridge in my opinion due in large part, as bigcitymike pointed out, they're newer. In fact, they're still building in Fairway and just completed construction in Stone Creek.

First the similarities between Stone Creek and Fairway: both are similar in curb appeal and price range (though Fairway might have some more higher end homes). As far as an age demographic, I think both tend to trend a little older than Cambridge does. Fairway, especially, seems to have a high % of older couples (grown kids) based on what I've seen and from people I know that live there.

The differences are that Stone Creek is zoned for the Station Camp school cluster (SC Elementary, SC Middle, SC High) which are very desirable schools. Fairway is zoned for Howard Elementary and Rucker-Stewart Middle (and Gallatin HS though I am also seeing SC High too...so I'm not sure about the high school). These schools aren't as well regarded though they are still pretty good schools. I know you're looking for a place to retire and schools may not matter much, but they do matter when it comes to resale. Something to think about. The other main difference I see are amenities. Fairway has a nice pool and a number of lots that back up to the golf course. Stone Creek really has no amenities other than sidewalks, but it will back up to the Station Camp Greenway when that leg is completed in the next year or so.

There's nothing wrong with Cambridge Farms at all. As bigcitymike said, it's an older subdivsion compared to the other two and is much larger. I think you'll find more younger couples there than the other 2 subdivisions simply because of the price point on the homes being a little lower. And, at least in my opinion, Cambridge doesn't quite have the curb appeal as the other 2 neighborhoods. Again, plenty of great homes there and I wouldn't hesitate a moment to tell someone to take a look in that neighborhood...but if your comparing the 3, I think the other 2 are a little higher on the list.

I am pretty sure all have underground utilities. I know Stone Creek and Fairway do. Pretty sure Cambridge does as well.
