There are several homes in this area I like but they are sitting on the market. It makes me wonder why these homes aren't selling and also are these homeowners selling because they want out of the neighborhood.

Is anyone familiar with this area and if so, what's your opinion?

124 Mimosa Dr, Gallatin TN - MLS 1513190

There is another home on mimosa that is similar and there are two on Rodman that I like that have been reduced to $499,000 but are sitting on the market. I personally think the houses on Rodman are gorgeous. Can't understand why they haven't sold considering properties are selling quick.

One thing I would do is when you go on the realtor site, you can see what the person purchased the house for. The one on Mimosa was purchased for $339,000 in Sept. 2011 and then they decided to put it up for sale starting back in March, 2013 for $449,900. I'm not sure why they think the house went up in value in 1 1/2 years. This may be why it continues to come down in price. I'm sending you a private message about the website I'm using.

I've seen that on several homes. I don't know how they feel it is OK to raise the price that much but I just assumed that real estate is so hot down there that is is more common than not to flip the house making a good profit in a short amount of time.

Nice houses I wouldnt pay much more than 200k for them though!

We are going to have another BIG crisis coming once the interest rates increase!

Really? $200,000? How do you figure that price? How do you know what is a valid asking price?

My guess is there just aren't that many half-million-dollar buyers in Gallatin.

That is a nice area and there are a lot of higher end homes in that vicinity. I had a relative that lived on Blue Jay Way in the subdivision. $450,000? That does seem a bit steep but $72/sq foot is probably where they're getting the price from. I'd contact a local Gallatin/Sumner County realtor (I can provide a few recommendations if you want) and see what they think about the price of this or any home you're looking at.

One other thing to consider...and I hesitate posting this in fear of feeding the weather worriers in the area...but there was a tornado that hit that part of Gallatin very hard back in 2006-2007. That doesn't mean it's likely to hit this area again, but I would make sure if you're do get serious about this or any property in that area that you have a home inspection make sure that it wasn't damaged during the storm.

I will say this, that area is very convenient to shopping, restaurants, and the bypass. There's a Lowe's within walking distance, a movie theater and Publix very close by. The area on Greenlea Blvd is set to be one of the next big developments in the area. Of course, who knows if and when that'll happen, but prospects are looking up for this part of southern Gallatin.

That's a very nice area, but it's on the edge of Gallatin, and Gallatin has a rather "hillbilly" reputation. I suggest you look a bit further west, at Fairvue, or further, into Hendersonville.

I know everyone talks about Fairview. I'm not too impressed. Maybe if I was looking at 1.5 million dollar homes I'd feel different but I'm just not feeling the vibe.
