This. All three of my siblings (none in Tennessee) have homes like this and for this reason. That way, once the kids are all grown and out of the house, they'll live as if they're in a one-level home but with all that upstairs space for when the kids and grandkids come home for visits.

We faced the same thing while we were house-hunting. But if you want master up, it does exist here. Just keep looking. Like someone else said, the newer construction homes tend to have upstairs masters, perhaps because the people buying them tend to be young families.

I like our house because there are three bedrooms upstairs but a fourth with attached bath downstairs. Right now it's the perfect guest space but does leave the option to "age in place." But we kissed a lot of frogs, so to speak, before we found it.

I don't like the idea of any bedroom on the first floor for security reasons. However, I suppose when I have kids in their teens it would be a blessing.

Look in the area of Davidson county in the south portion next to Brentwood. That's where I live (still Davidson county but called Brentwood. 027 zip). Just about every house in our subdivision has an upstairs master.

Yeah, me too, and i started this thread. And I like listening to things like music, TV, talk radio, so I,wouldn't be able to do that and listen for kids too.

That does make sense.

It can be nice to have a guest downstairs, too.

I was watching House Hunters and saw a woman complain about the same thing...She wanted to be close to her children and didn't like the room on another floor. I found that interesting because as a mom with older teens it would be nice to have them on a different floor to allow for more privacy for hubby & I "private" time.. Just different needs for different stages of life I think..

A master up can be more difficult to resell based on the neighborhood and age demographic of people looking at your house. We had a master up in the Governor's Club and it took a long time to sell. The same would probably be true anywhere in Brentwood or Franklin. However a master up in the 12th South area of Nashville, for example, would probably be good for resale.

There are pros and cons to both configurations. We have a master down now and I find it more convenient. I don't feel like I'm constantly going up and down the stairs all the time. We use video monitors and so keeping and eye on the kids is not a big deal except when they are not sleeping well.

I have seen it go both ways with people depending on their stage of life. Younger parents tend to want to be close to younger children. Older folks separation from kids and dislike of stairs.

MLS database allows for searches keying on Master up or down.
