Interested in active adult retirment communities near health care, necessities -grocery stores/banking/entertainment in Southeast excluding Fla. We like change of seasons. Would like to stay at or below $300k. Ideas?

Del Webb of Mt. Juliet. I think homes are probably around 300k (maybe more). The place is pretty much a resort. The club house is basically a mansion.

As a state, depends on your investment income (dividends, some interest, mutual fund proceeds) when you may be subject to the 6% Hall income tax.

That said, a lot like Nashville in 1/2 way to Florida or further south if you want to escape the worst of winter or head North for the worst of summer. Something else to investigate is closeness to city park & community center, library, etc.

1. There was new blurp on a Nashville station that real estate in Nashville is still climbing. It is one of fastest growing areas in the U.S. You can Google that and get several credible hits.

2. What's your tolerance for high humidity? The last few years, it seems like we have been locked into "Louisiana style" humidity, here in the Basin.

For example at 9:00 PM tonight, the temp was 81 with a Feels Like of 86, in my area.

Humidity was 79%
Dew point was 73.4

We are below Nashville. It was 93 at noon with a Feels Like of 98. it isn't the temps near as much as it is the humidity. Most of the time, we get air flow from the Gulf. I got the full meaning of "steamy" once we retired down here - lol

If you are outdoor folks, that is not the kind of weather you want to be outside, unless you're in the pool.

My horses freely chose to stay in the barn in front of tub fans, pushing hot air because they didn't sweat as bad and kept the big biting flies off them. I didn't clean stalls until 7:30 tonight; just in time to bring them in for the night.

My dogs dashed outside, did their business and ran back in the house, faster than in the winter.

If you can handle that kind of weather for three months, you're golden to live in Middle Tennessee, aka The Basin, aka Tennessee Valley

Thanks so much for info, we are MI transplants to ATL ( job 20yrs ago). Not thrilled w/humidity BUT rather have that than snow. Like change of seasons. I'll look at The Basin - any 55+ communities recommend? And Mt Juliet. Love to hear more.

Rumors are there is a Lennar retirement community in the works to be built just South of Spring Hill. Nothing official yet.
